You instruct us
You return our client care letter and provide us with evidence of your identity.
We investigate the property
We carry out searches and enquiries that establish that the property has good marketable title and address issues such as boundaries, disputes, and guarantees. This very technical work must be carried out by a professional and ensures that any problems with the property come to light before you sign a contract to buy it.
We advise you on joint ownership matters
We will discuss with you issues such as joint ownership and unequal contributions to the price.
We advise you on the contract
We check the contract prepared by the sellers solicitors and negotiate terms on your behalf. You agree a Completion date (moving day). You sign the contract. You provide the deposit amount to enable exchange of contracts.
We prepare final legal documents
The transfer and mortgage documents are drawn up by us and signed by you. We also carry out final searches against the property.
We obtain funds from your lender
We report to your lender on the property title and other matters affecting its marketability. We obtain funds from the lender in time for completion.
Completion Day
We pay the amount due to the sellers solicitor. The keys are then released to you.
Post Completion
We deal with the stamp duty land tax and registration formalities.
